SOLD...This is one of those "feel good" lots. When you walk out on it, you get that special sensation in the pit of your stomach that tells you..."this is NICE!!" No foolin' folks...you will like this lot. It has great useable ground, a huge pad next to the creek that will be ideal for a shop, and an excellent 20gpm well. And...this lot has a rare double seasonal stream...two nice streams come together and all of the extra water has created the conditions to grow some really impressive oaks.

There are a lot of neat things to tell you about this property but right off the get go, I'll tell you this isn't a huge view lot, so if an impressive valley or mountain view is at the top of your list of qualities...pass this one up.

What this property does have is a terrific blend of natural on-site beauty. It has a great location...not too far from the highway but on a real quiet and private country lane road that gets little traffic...so you have easy access to town but lots of seclusion, too. The drive winds down through the trees where it branches... right to a huge pad located under a canopy of massive oaks along the stream or left to the well site and then across the stream to where a second pad has been put in that will be the beginnings of a spectacular home site. This stream is classified as seasonal but some water is still moving through, subsurface, all year long. That accounts for the large willows and wild grapes along the stream. There is also a nice spot next to the well location that would make a great picnic or BBQ area. This lot has some of the best soils that we have seen...deep, rich loamy material that will grow almost anything. The area between the two streams is especially impressive...and almost flat. The terrain slopes gently down from the road and the area before the pad has lots of possibilities for a barn, shop, or arena. The roughed in home site across the creek has enormous potential... complete privacy and total serenity. Plus, it backs up to a large ranch area. It really needs to be seen to be appreciated. The end result is a great blend of nice rock formations, very useable terrain, and some really impressive trees with a classic setting for a home.

Water is no problem...the well is rated at 20 gallons per minute which is way above the norm for our area. You'll be able to do just about anything you want for plantings...garden, orchard, or lush landscaping.

OK...so this is a perfect property, right? Well, it's darn close...it does have one minor issue... Ennis is a county road but it is one of the original wagon roads, so it is paved, but a bit on the narrow side. On the plus side, it gets very little traffic which adds to the area's natural privacy.

This is a nice area and a great property...certainly one of the nicest to come available in some time. You tell us...we invite you to compare it to any other property on the market. We think you will come away very impressed. But, I wouldn't wait very long to check it out. I don't think this one will be here long. The seller will consider carrying paper for a qualified buyer.
