And to the west you overlook the rest of Squaw Valley and the central San Joaquin Valley (including Fresno) all the way to the Coastal Range. You will be treated to some truly spectacular sunsets and, in the winter when the valley is shrouded in fog, you will be entranced at the ocean-like effect from your vantage point high atop the ridge. Wait til you see the effect the sunsets have on the top of the fog!

This parcel has plenty of useable areas, too. For outbuildings, gardens, and more. It has a wealth of mature oaks, buckeyes, and manzanitas. This property also has some of the most unique and amazing rock formations around. They are dotted throughout the property. There is a really beautiful balancing rock of enormous size and a much larger tabletop formation that is just begging to have a set of stairs and observation deck. And this property has privacy...complete seclusion from all of your neighbors. What a place to shake off all of the cobwebs of the hectic urban pace.

What about the negatives of this property? As the pictures show, there is quite a bit of debris on the pad and other spots. The owner will remove this. The driveway was roughed in and is pretty steep, steeper than you would want for a permanent driveway. However, there is a better path to build a drive that will provide a much gentler way to the top. The road from Hwy 180 gets pretty curvy for a couple of miles but it is in good condition. All of the roads to the property are paved and power and telephone are at the property line. This location will get good cell reception and will have access to wireless DSL.

This truly is a special lot. It's not cheap, but you wouldn't expect the owners of a unique parcel like this to just give it away either. It is, however, fairly priced and the owners are firm. Come take a look. The pictures don't even begin to do it justice.
