The area around the home offers a variety of unique natural and designed landscape features with massive trees, rock formations, walking paths, and flower gardens. The land is very useable with gentle terrain and plenty of space for animals and gardens plus it has a neat orchard of hazelnut trees (the trees haven't been tended for some time but most will come back with a little care).

OK...sounds like an awesome property, but what about the downsides? There are a few. The owners are quite elderly and they haven't lived in the home for some time. Most of the decks have places that are in need of some repair. The north wall of the home has a bit of woodpecker damage. Some of the carpets and flooring are pretty well used and probably need replacement. The landscaping has not been tended and will need some replanting and sprinkler system repair. Many of the trees need some pruning to restore the dramatic views. The entire property and home could use a complete general cleanup. At 3,300 feet you can expect some snow from time to time in the winter and 6 inches would not be unusual. But, that is just enough to have some great winter effects and the summers will be much cooler than what you experience in the torrid San Joaquin Valley. There isn't anything that is real bad... more like what you would expect when a property hasn't been cared for and lived in for some time.

This really is a unique and well built property. It offers complete seclusion with both the High Sierra's and the San Joaquin Valley as your visual backdrops. And the internal beauty is just as awesome... some of the oaks are absolutely massive and you won't believe the natural beauty of the rock features. This is truly a property that will sell it self. Yes, it does need a little work, but the truth is you couldn't replace the home itself at twice the price, much less get 5 of the nicest acres you will ever see.
