Description:

SOLD...Here's the kind of property that people fight to get... a neat 20.39 acre parcel in Dunlap that Millcreek flows through. This prime property has a lot going for it... some great useable land close to the road, magnificent creek frontage, some outstanding hunting land, and the back of the property shares a corner point with government land.

The property fronts on Dunlap Road. There is approximately 6 acres between Dunlap Road and Mill Creek that has very gentle and useable terrain with plenty of potential homesite and outbuilding locations. The 14 acre balance of the land that is across the creek rises fairly steeply and has a dense coverage of oaks, manzanita, buckeyes, red bud, and other trees. This is good hunting property with populations of deer, wild turkey, quail, and wild boar. The creek is a real selling feature. While the pictures(taken in October) show a dry stream bed, the creek begins flow regularly after the first major rainfall and will take on river sized proportions as the winter progresses. It generally maintains its flow until mid-summer but, in wetter years, can be year-round. The creek frontage is a bit overgrown but is very accessible and could be a real focal point for a residence. What a treat to be serenaded by the sound of rushing water and be entertained by the myriad of wildlife that a river environment attracts. Think raccoons, foxes, deer, wild turkey, bobcats, a variety of raptors, quail. and more.

We rarely get parcels of this size and it is even rarer to be able to offer a property with its own stream. Add to that a location that is only 2 miles from Hwy 180, which provides an easy commute to the valley. Having 20 acres gives you plenty of elbow room and the opportunity to create your own private estate in a natural environment that will allow you to experience all four seasons. You can build a creekfront residence, add a barn and shop, put in an arena and stable, plant a family orchard and garden, and maybe even put in a second residence for a family member or guests. There is plenty of room for that and much more. You might even want to cut some trails in on the other side of the creek to improve access for hunting, hiking, and ATV's. The possibilities are endless when you have this type of raw material to work with.

As always, I talk about any negative features of the property. The land sits below the grade level of Dunlap Road. An owner might want to plant some screening trees along the frontage to enhance the privacy from passing cars. Electricity is about 300 feet from the property line, so bringing in electrical service will be a bit higher than the norm. There are some small areas of the property near the creek that could experience flooding in extreme conditions. These areas would be better suited for pasture, grazing, or open space uses.

This is an absolute gem of a property. The pictures don't begin to do justice to its natural beauty. And, they were taken at the end of October when everything was still dry. It all turns green in a few short weeks. From the tree lined creek to some massive rock formations (which, by the way, include some fabulous Indian grinding holes), there is something to catch the eye and titillate the senses. Ever seen the majestic beauty of a flock of tom turkeys in full display? You will here. As a final note, the seller is quite firm on his price but he is willing to consider carrying paper for a qualified buyer.
