Although it is a bit on the small side, the home fully utilizes its space, is extremely comfortable, and it is in beautiful condition. The home is all Hardy board sided and sits on a recorded permanent seismic foundation that mees FHA and VA financing requirements. The home, however, is just the centerpiece of the mini-ranch.

There is a great complement of outbuildings to support the property. First is the greenhouse... approximately 10x10 with a unique rustic design and block perimeter sited on a concrete foundation and located next to the home. Next a 10x12 barn-style Tuff shed, on concrete foundation with electricty, that provides a great storage area near the home. Also included is the large steel cargo container and adjacent side storage unit to provide secure storage for all of your larger items. Finally, there is the really neat "cabin" style storage building. Sited on its own pad towards the back of the property, the "cabin" has a 12x20 main area with side patio doors plus an 8 foot covered front porch all with a unique rustic design. While this is technically a storage building, we'll let your imagination decide how to best utilize it. The home and all of the outbuildings have been recently custom painted to match. Having guests come up? Tell them to bring their RV and you will provide them with their own hookup to electric, septic, and water. Finally, adjacent to the "cabin" and its horseshoe pits, is a large open pad that will be perfect for a future barn or large shop. There is a separate drive that leads to this pad.

As always we talk about any negative features. There is no garage or carport. However, there is tons of room next to the home to build as large a garage as you like. The home is really nice but a bit on the small size, so it might be a bit cramped for a larger family. Location at the 2,900 foot level means you will get occasional winter snow... nothing serious but 4 to 6 inches is not uncommon. In any event, it is generally gone in a day or so. And that elevation also means your summer temps will be quite a bit cooler. The property is about 6 or 7 miles from Hwy 180, so commute time to the valley is a bit longer than average but that is a small price to pay for an almost perfect setting that offers privacy and serenity. Finally, the "cabin" was professionally built by contractors but does not have a permit.

Our pictures really don't do this property justice. And, it doesn't help that we are having one of the driest years in recent memory, so it isn't displaying its customary winter and spring green. The property enjoys a very long road frontage that provides excellent privacy and you won't believe the sunsets you will experience. This truly is one of the prettiest properties on the mountain. Be prepared to be impressed.

NOTE: For FHA and VA buyers... appraisers can't assign much value to the extra improvements and the property may have difficulty in reaching value. It's not that the value isn't there...it's very apparent... it is just that the appraisers can't use it. But, if that becomes an issue, we may have some solutions. The "cabin" storage unit can be moved.
