Any negatives? Not many... you will need a culvert to cross the creek but not a large one. There are some sand deposits near the creek, but I'm not really sure this is a negative. There are lots of uses for sand.

For a smaller parcel, this one has a whole lot going for it... great land, highly accessible, and highly usable. What's not to like?
