SOLD..This 3 acre parcel is situated on a county road in the southern portion of Squaw Valley. It has been improved with a drive and two pads and electricity. It also has an old doublewide that has no value.

The property is a ridgeline lot with the drive going up the hill to a nice flat area where the old mobile is sited. The land continues on down the other side of the ridge for several hundred feet. The homesite area has an excellent western view of the valley. In addition to the old mobile, there is also an old pole structure that appears to have served as a workshop area at some point in the past. Water was piped up to a pressure system from a spring at the front of the property. The spring does not appear active at this time but that may be due to the drought conditions of the last 3 years. There is no well but the adjacent parcel does have a 100gpm well. There is electrical service to the old mobile and there may be a septic system as well. The homesite area is very private.

What about the negatives? This isn't a high end lot. Portions of the terrain are fairly steep and rocky. The old mobile truly is a "throw-away" and needs to be demolished, but it will save the new owner significant school fees when they build or bring in a new manufactured home. There is some general cleanup required as well.

This could be a nice buy. The costs to build a drive, pads, and bring electricity on to the property are not insignificant. This property has all of those improvements. As stated earlier, it may also have a septic system which would be a great bonus value. Best of all, the seller is willing to carry paper for a qualified buyer with an acceptable down payment.
