The custom ranch style home was built in 1968. Although it is a bit dated, it has been nicely maintained and offers a very functional floor plan that features a large entry area into both the living room and the large country kitchen. The living room is highlighted by a massive full wall, floor to ceiling, adobe block fireplace. The huge country style kitchen is very open and comes with a wealth of custom wood cabinets with lots of counter space and a dining area that will handle your largest table. No country kitchen is complete without a pantry and this home has a beauty. The kitchen also has direct access to the garage. The wide hallway to the bedroom area is handicap compliant. All but one of the five bedrooms has a large walk-in closet and 2 of the 3 baths feature walk-in showers that are also handicap compliant. The design is set up so that you can have 5 bedrooms or have 3 bedrooms plus a 2 room mother-in-law suite with a private front entrance. The home does have a newer forced air dual-pak HVAC system. The garage is a full 2 car size but half has been converted to a workshop area. The home also has a large separate room with an exterior entry off of the patio that would be great for an office, hobby room, or game room. Outside is where things really get interesting.

We'll start from the front. There are two main entry drives, one to the front of the home and the second which circles around the home to the attached garage in back. The front drive is paved with plenty of parking. The home entry area is highlighted by a massive multi-trunk oak that sits in the center of a low adobe wall courtyard... very unique. A walkway leads around to the south side of the home where there is a large open concrete patio and a huge elevated wood deck that overlooks the property. Looking for room to entertain? You have it. The access to the bonus room is also off the patio. Adjacent to the garage are several small storage buildings for all of your tools and equipment. Now things get a little more interesting. Want to raise animals or need some shop area for your pet projects? How about a 600 square foot fully enclosed wood barn with metal roof? It does have a dirt floor but it could be easily converted into a shop or greenhouse. It is in very decent condition and has a separate drive to it. A great property, no? Well, let's throw a little more into the mix. Tucked away in the southeast corner of the property is a 2br2ba doublewide manufactured home that has a separate drive with its own well, septic, and electrical service. Even better, the main home well and the manufactured home well are interconnected so that if one well has a problem, the other well provides water to both residences. The home is older, but well maintained. So if you want a place for mom and pop, bring 'em along. Or you can use it as a rental to reduce your monthly expenses. The manufactured home is presently rented.

Every place has its negatives and this property is no exception. There is a dirt/gravel access road to the Mustang Bend Ranch subdivision from Ruth Hill Road. It's about a 1/4 mile to the home and is pretty bumpy in places. The barn is very sound but could use a little work here and there. The home is in really nice condition, but with a 1968 build date, it is a bit dated and you may want to do some remodeling in places.

This is one terrific offering and it absolutely won't last. Think about it... 2 homes, 2 wells, 2 electrical services, 2 septic systems, a barn, a prime location, and a great price. What more is there to think about? Just don't think too long. Showings are, of course, by appointment only and, just a word to the wise, the sellers are absolutely firm on their price. They know what they have and they are not desperate to sell. But, when you see it, you'll quickly understand what a great value it is. Also, because of the second home, you will probably need to have conventional financing.
