SOLD...To describe this property as a newer manufactured home on a view lot would be a true disservice. It is much, much more. This is a meticulously designed rural residential setting that has been executed with love and attention to detail. The owners had intended this to be their final residence and they built it to be a fully functional rural property that would stand the test of time and provide them with an island of serenity and visual enjoyment. They truly left no stone unturned. Unfortunately, health circumstances have necessitated a relocation and some lucky family will have the opportunity to experience what they have created.
The property is a hillside corner 4 acres at the 3,200 foot elevation with a road on three sides. The residence was placed at the top of the property where it has a commanding view of the San Joaquin Valley and the Coast Range beyond. More about that view and how the owners took advantage of it later.
The home is a top of the line 2007 custom manufactured that features 2x6 exterior construction with Hardy board siding, covered entry porch, upgraded cabinetry and appliances, vaulted ceilings, and much more. Rather than skirting, it has a full perimeter custom built block wall. The floor plan truly compliments country living... an open semi-great room style with a true country kitchen. The kitchen has all stainless steel appliances and a really neat "L" shaped island food prep counter. The living room has a cozy high end freestanding wood stove that heats the entire home. With the 2x6 construction, you will almost never need to use the forced air heating and cooling system. Besides the front entry porch, there are three additional exits... off of the kitchen, the utility room, and the master bedroom. All are on the wrap-around wood walkways that lead to one of the most amazing composite wood decks that you will ever see. Here's where I tell you more about those amazing views. The deck is truly massive... with a freestanding covered gazebo center structure that has a huge inset spa. The deck cantilevers out over the hillside below and enjoys a spectacular panoramic view. Talk about a place to enjoy our amazing sunsets and nighttime views of the valley lights. This structure truly is one of a kind.
But there is much more to this property. The driveway and front yard area is all paved. You have easy access to three well constructed outbuildings, all with power, and a 40 foot C train steel cargo container. The outbuildings provide designed spaces for a workshop, canning and food storage, tool and equipment storage, and for long term supplies. Then there are the enclosed planting beds, the chicken coop and pen, the greenhouse starter shed, the covered wood shed, and the complete family orchard with apples, peaches, plums, apricots, berries, and more. This property really is the complete deal and it was all built with love.
As always, I tell you about the negatives. Obviously, there isn't much. At 3,200 feet you are going to get the occasional snow in winter, 4 to 6 inches isn't unusual. But, you will also enjoy cooler temps in the summer and winter wonderland views are pretty awesome. Location is at the eastern portion of Squaw Valley so commute time to the valley is a bit longer. The land has a dense coverage of live oak trees so there isn't a ton of useable space. But, the owners have been steadily clearing and there are some nice areas. Plus, the live oak is the best of the firewood.
You won't find a more complete or well designed setup anywhere on the mountain or one that offers greater serenity. If you always wanted a rural lifestyle but weren't that handy, not to worry... virtually everything has been done. My descriptions and pictures really don't do this property justice... you need to see it. I promise that you won't be disappointed. Showings are by appointment only.
