As always, we talk about the negatives. The 3,000 foot elevation means it will be cooler in summer, but you can expect occasional winter snows... 6 inches would not be unusual. Location is at the eastern end of Squaw Valley so commute time to the valley will be a bit longer. Electricity is at the property line and the owner has put in an electrical service pole(unconnected) but power will still need to be taken to the bottom of the parcel. The driveway is in and usable by 4 wheel drive but will require finish grading when a home is constructed.

This one is a bit wild and wooly but it has great potential and, unlike many lower priced parcels, it has some immediate usability and true natural beauty. Seller is willing to carry paper.
