Wonder Valley is one of the last open range areas in California... open range means you have to fence the animals out if you don't want them on your property. Just imagine your new home in this setting. Wonder Valley does have a Homeowner's Association and CC&R's, but dues are only about $40/year. These areas provide owners with plenty of areas for horseback riding and fishing in the association's private lake.

Any negatives? A portion of the lot is in the Mill Creek floodway and can't be built on. That still leaves plenty of room for your home and outbuildings.

This is a great offering for someone wanting a rural setting but still liking the feel of a local community where you get to know your neighbors. And, you certainly can't beat the price. The owners will consider carrying with qualifying down payment.
