Sounds almost too good to be true for $180,000, right? Well, there are a few negatives. After all we are calling it a "fixer". The wraparound walks and decks need a lot of repair. The timbers and base structure are solid but flooring and railings need work. The home and garage needs painting and minor siding repairs. Carpeting and linoleum should probably be replaced and the kitchen stove has seen better days. The home was built in 1980 and is somewhat dated. A creative person might want to do a complete remodel of the kitchen and open it up to the living area for a huge great room concept (easy to do because all bearing walls are on the perimeter due to the radial beam construction). The home has been vacant for some time and the entire residence area needs general cleanup.

This isn't a target for an FHA or VA loan. The seller is not willing to do any repairs and is selling the home in its present "as-is" condition and it has been priced accordingly. It could be a target for a conventional or conventional rehab loan.
