SOLD...Here's a nice little offering only 2.5 miles from Dunlap School. It's an older manufactured home in decent condition on a hillside 5.24 acres on a county road.

Even though this is a hillside lot, the land is very gentle along the frontage. The home is a 1979 2br2ba with a nice addition. It also has a nice full length covered front porch and deck and partial covered back porch. A new metal roof was installed a couple of years ago. The home is older but is in pretty decent condition. The addition consists of a nice bonus room that could be an office, TV room, or 3rd bedroom and a screened in patio. The living room has a very functional woodstove on a raised hearth.

The land is quite nice. About an acre has very gentle terrain and is fully fenced. The balance is steeper hillside with some truly spectacular rock formations that is partially fenced. The primary use for this portion will be grazing. In addition to the home, there is a nice workshop (also with newer metal roof), a large 2 car carport, and a smaller carport for equipment. The property is surrounded on 3 sides by large ranch parcels with an adjacent 5 acre property to the west. The well was rated at an outstanding 150gpm when it was drilled.

How about the negatives? At 1,152 sqft, it is a bit on the small side. The interior of the home is in decent condition, but it will need a good cleaning. Most of the exterior is in good condition but there is some deferred maintenance and minor repair needed, particularly on stairs coming off of the back of both covered porches. The neighbor to the west is a bit of a "collector".

All in all, this is a terrific offering. The location is excellent, it has nice privacy, and is well improved for the price. Most of the furnishings will be included in the price. Best of all, the owner is willing to carry paper for a qualified buyer with an acceptable down payment. If you are down sizing and looking for a great deal at a very affordable price, don't miss this one!
