SOLD...Willing to put in a little "elbow grease"? Here's your chance to get a really neat custom home on a really usable 5 acre parcel at a price well below the market. What's the catch? None at all. Just your willingness and ability to supply the "elbow grease" to restore it to its original beauty.

Let's start with the situation. The original owners found a gorgeous 5 acres on which to build their retirement home in 1986. After much planning and preparation, they completed their dream home in 1990. Over the ensuing years, they enjoyed their rustic rural lifestyle and steadily improved the property. The home was built at the highest point on the property where it has a commanding western view of the valley. This is a true custom with 2x6 construction with stucco, brick, and wood exterior on a raised post and perimeter foundation and tile roof. Built in 1990, it has 2,135sqft with 2br2ba and an open great room design. The large octagonal kitchen has an island cook top and food prep sink with an additional perimeter breakfast bar. There is plenty of custom cabinetry and the kitchen has oversized tile floors. The huge great room features a cathedral ceiling with plant ledges and a rock hearth and surround with wood mantel for a wood stove. There is a side area for formal dining. Adjacent to the great room are French doors that lead to a huge family room with vaulted wood beam ceilings and a window wall that overlooks the valley to the west. The large master bath has a tiled soaker tub and separate shower. Hot water is provided by a modern tankless water heater system. In addition to an HVAC system, there is an installation for a separate evaportive cooler. Adjacent to the kitchen is a large covered patio with vaulted wood ceilings. A circle drive goes up to the home then drops back down to the main drive.

So, a great home but what needs to be done? The tile floors were damaged by the tenant and will require replacement. There are a couple of broken windows. All of the floor coverings need replacement. There is a leak around the skylight in the guest bath. Electrical and plumbing repairs may be required. In places there will be drywall repair required. And, of course, there is a great deal of general cleanup needed. As the pictures show, this home has great bones that need some real TLC.

No doubt about it, this is a terrific opportunity for the right buyer. Obviously, purchase will require conventional financing. No FHA's, VA's, or USDA's. Come take a look and compare to the going market value for equivalent properties. You will see the obvious inherent value in this property.
