This is a partially improved lot that is very buildable. Power is available at the property line. The property has a good coverage of mature oaks.

Negatives? It is a hillside property so it doesn't have a lot of usable ground. The driveway and pad were installed many years and will need some regrading. The pad is much larger than it initially appears. Brush has grown up on the northern portion and makes the pad appear smaller. The stream area is overgrown and could use some clearing.

This is a much nicer parcel than it seems from first appearances. You need to walk this one completely. At $30,000, it has a great price considering the improvements that have already been made.
