SALE PENDING...The watch word here is definitely views! This 5 acre parcel, at the 3,350 foot elevation, is one of the highest in Squaw Valley and is located at the very end of a cul-de-sac lane where it enjoys unbelievably impressive views of the High Sierras.
This is a very naturally secluded property. With a top of the hill location, it does not have a huge amount of usable land, but there is plenty of room for a homesite, outbuildings, and garden areas. The property slopes down from the road with mostly east and south facing slopes. There is a drive and a small cabin style outbuilding with a covered porch on the property but no other improvements other than a gate at the road. (Unless you count the approximately 40 foot wide lined pond that was dug to capture rainwater.) There are a couple of nice open areas and some really unique and large rock formations.
Negatives? Location is at the far east end of Squaw Valley, so commute time to the valley will be a bit longer. The elevation means you can expect occasional winter snows, but you can also expect cooler temperatures in the summer. Finally, the property across the street has a Verizon cell tower. Not a big negative and you will have excellent cell reception.
This an amazing view property with terrific privacy. If you are looking for a top of the world setting with world class views where you can feel completely isolated, this is the one. The sellers are willing to consider carrying paper for a qualified buyer, but they are very firm on their price.
