Listings in Dunlap don't come up too often. Here's a rare chance for a 40 acre ranch on Millwood Road. It has excellent land that is fully usable, a ranch style home, and a pond. It also has a lot more going for it. Hands down, this property has some of the nicest land on the mountain!

Location is on Millwood Road, just over a mile from the Dunlap School. The custom home was built in 1977 and features 2,028sqft in a ranch style layout with 3 bedrooms and 2 baths plus a 2 car attached garage. Adjacent to the home is a large barn with electricity, some additional outbuildings, and a well. The 40 acres is fenced into four roughly 10 acre sections. The home and barn are in one section. To the east is a second section with a nice pond and a second well (not presently in service). South of the home is a third section that consists of a home site(w/ old singlewide mobile), second electrical service, septic, and a 3rd well that is presently in use. East of the third section is an additional 10 acres that is separately fenced. All of the property has excellent, very gentle terrain with open pasture areas and a nice coverage of mature oaks. The location is in an area of larger parcels (40 acres and up) where easement roads provide access from Millwood Road.

How about any negatives? This is a court ordered sale that will require approval by the judge. The easement roads segregate the eastern two 10 acre sections from the western two sections and from each other. It's not a big issue as it has little impact on utilizing the land. There is a lot of junk and debris on the property. This is the original owner and they have been dedicated "collectors" during their more than 40 years of ownership. A new roof was installed on the home approximately 5 years ago but the interior of the home does need some work. The home is sound but dated with little maintenance over the last couple of years.

Don't let the negatives keep you from looking at this property. It is an outstanding piece of foothill property that has real potential. It does need a lot of elbow grease but you would be hard put to find a better piece of land anywhere up here.
