Description:

SOLD...This exceedingly rare 71 acre ranch land offering is less than 1 mile from the Dunlap School yet it offers a real opportunity to own a large parcel that has excellent hunting, is fully fenced for grazing, and has a multitude of potential home building sites that provide terrific views of the entire Dunlap Valley.

The property has 1/4 mile of road frontage on Ruth Hill Road just south of Dunlap Road. The terrain is very gentle along the frontage and then rises more steeply in back. The lower half of the property is very open with many pasture areas and a nice mix of mature oaks. The upper half is more densely treed but still with good grazing. There is very little brush. The back of the property is adjacent to 139 acres of government BLM land. There are great hunting opportunities for deer, quail, & dove AND this is a known hotspot for wild turkey. Wild boar, though not as prevalent, have also been seen on the property. Of course, you will also find fox, bobcat, coyote, and other critters, too. This is very accessible land. Numerous roads have been built to provide access to most of the land. Some are 2 wheel drive and others require 4 wheel drive. As you can see from the pictures, it is actively being used for grazing and has an active spring for water with a water storage tank system. A well has been drilled, but is presently not being utilized. There are also some rudimentary corrals on the property. Power is available withing 400 feet of the property line. There are multiple places to site a home where you can enjoy terrific views and live in total privacy and seclusion. The land is in the Williamson Act, so you do enjoy the tax benefits offered by its provisions.

How about the negatives? You really won't find much here to worry about. The Williamson Act does restrict you to only one residence on the property but there are no limitations to outbuildings, barns, shops, and other agriculturally related uses. Bringing electrical power will be a bit more expensive as the nearest existing service is just off the property line (not a big issue).

Why spend big $'s on an estate sized lot in the valley when you could have your own private ranch for the same investment. One with great access and a very easy commute to the valley via Dunlap Road and Hwy 180. Fresno is less than 40 miles. One final bonus! The rear of the property encompasses a portion of the Discovery Lode gold mining claim from the 1800's. Is there gold there? Who knows, but the claim was filed for a reason and this property owns a little over 1/3 of the original claim area. The balance of the claim is within the BLM land. The seller is very willing to consider carrying paper for a qualified buyer with an acceptable down payment. Don't let a once in a lifetime opportunity slip through your fingers. This one is a real keeper. But, when you come to see it, dress accordingly. Levi's and boots are the appropriate wear. Shown by appointment only.
