How about any negatives? The 3,400 foot elevation means that you will get occasional snow in the winter. It also means that summer temperatures are much cooler than the extremes of the valley. Location is at the far eastern end of Squaw Valley, so commute time to the valley will be a bit longer. The front portion property does have some poison oak, but that can be easily cleared or left as a deterrent to unwanted guests.
Seriously, this is a very nice parcel. It's a little rough and needs some elbow grease, but it has some great natural attributes and a load of privacy. Come take a look. Plan on wearing boots and long pants. AND, the seller will consider carrying paper.
