SOLD...This secluded parcel 4.76 acre in upper Squaw Valley doesn't look like much from the road. As the pictures show, the frontage has dense growth and is not that appealing. But, appearances can be deceiving. This lot at the 3,400 foot elevation has many attractive qualities.

The frontage is guarded by a dense growth of live oaks. Although it appears to have steep slopes, it quickly levels out and opens up to expansive views and nice terrain. That dense coverage at the frontage affords great natural privacy. Once you are on top, there are terrific views of the mountains to the east and the valley to the west. There is also plenty of good usable land for a home, shop, barn, and areas for animals and plants. No doubt about it, this is an excellent property to build your new home on.

How about any negatives? The 3,400 foot elevation means that you will get occasional snow in the winter. It also means that summer temperatures are much cooler than the extremes of the valley. Location is at the far eastern end of Squaw Valley, so commute time to the valley will be a bit longer. The front portion property does have some poison oak, but that can be easily cleared or left as a deterrent to unwanted guests.

Seriously, this is a very nice parcel. It's a little rough and needs some elbow grease, but it has some great natural attributes and a load of privacy. Come take a look. Plan on wearing boots and long pants. AND, the seller will consider carrying paper.
