Looking for a larger property? Here's a real nice 40 acre hillside property located just off of Hwy 180. With a nice mix of terrain, this property offers a place for hunting and other recreation activities or a very secluded home site overlooking the entire Squaw Valley area.
Access to the property is by a deeded easement off of Hwy 180. The property is very accessible with roads throughout and there are 2 building pads that have an outstanding western view of Squaw Valley. Terrain is mixed with broad open areas, lots of mature oaks, and very little brush. The back of the property has some really unique cliff formations (explore these for old caves). You'll see plenty of wild life with deer, wild turkey, bobcats, quail, fox, and more. This would be a great spot for bringing your horses or for 4-wheeling. With the rock cliffs in back, it's also a great place for a shooting range. The property is fenced and cross-fenced and has been recently surveyed. The property is zoned AE for agriculture and the prior owners have been using the land to raise cattle, sheep, and pigs. This property offers awesome seclusion and gorgeous views, yet is a very accessible 30 minute drive to Fresno. This would be an amazing property for a ranch estate.
Any negatives? A couple - the easement road is a combination of dirt & gravel and is pretty bumpy in places, but you won't need 4 wheel drive to get around. The property does not have direct access to power but there is a signed letter of intent from the property owner to the west to grant an easement to PG&E to provide power.
Check this one out!! We don't get many larger parcels, especially ones close to the highway. This property is an absolute diamond in the rough with unique terrain features, complete privacy, and world class views. The sellers will consider carrying paper for a qualified buyer with a large down payment, but the price is the price. Viewing is by appointment only, but don't delay as this one will go quickly.
