The majority of the property has southern exposure which is excellent for solar and there is power at the property line. This lot has almost no brush with mature oaks and some nice rock formations. As always, I tell you about any negatives. Frankly, this property doesn't have many. Cougar is a paved road but is a bit rough in places but it is a cul-de-sac lane and has little traffic. The seller is asking for a minimum escrow period of 60 days which is a bit longer than the norm.

There are very few lots available in the lower section of Squaw Valley with easy access to Hwy 180. Even rarer are lots that have view of the San Joaquin Valley. This one is a beauty and a must see. It has great functionality and natural serenity. Come take a look. It's certainly worth the trip.
