This hillside parcel is very buildable with a nicely secluded potential building site that would have an excellent northern and western valley view. Equally important, it is one of the lowest priced parcels on the mountain.

Elevation for this property is at about 2700 feet, so it is a little cooler in summer and will get a little snow (2-4 inches) from time to time in winter and it is well above the normal fog line. This is an interesting property...it has a real variety of mature trees(including oaks, manzanita, buckeye, and pepperwood) and some very nice rock formations. There is a nice potential building site fairly close to the road that will have an excellent view to the north and west. At the very top of the property is an even nicer building site but it may not be feasible to get a drive to county building standards to this site. There is a very large rock shelf about two-thirds of the way up that will be difficult to get through. A 4-wheel drive road is feasible, however. Power and telephone are to the property line.

Negatives? The terrain is fairly rugged and there isn't much useable land except for grazing. Cardinal comes off of Ruth Hill which has some pretty curvy sections. The school buses, however, use it on a daily basis. Development costs on this property will probably be a bit higher than the norm, but not significantly at the lower site.

This is a nice buy for the price. It has a lot of character and plenty of privacy. The owner will consider carrying paper.
