Downsides? This property does have a couple of negatives. The adjoining neighbor to the west has an easement to share use of the driveway...not a huge impact but it does exist. The property to the east is in a state of disrepair and is currently vacant. Again, not a huge impact but it is a bit unsightly. The condition of the well and pump is unknown. The property had full electric service at one time but is presently in unuseable condition which will need repair.

All in all, this is a very nice parcel at an excellent price. All of the raw material is there to make a highly productive mini-ranch or farm.
