This 5.6 acre parcel has a panoramic view of the mountains to the east, north, and west...and it has a terrific 17 gallon per minute well. It also has a great building pad just waiting for a new home.

Located on Bearclover Lane, this is one of the highest lots in the subdivision at about the 3,200 foot level which means that there are no problems with the county when it comes to having a fireplace. It also means that you will enjoy a little winter snow from time to time (generally around 4-6 inches). Talk about beautiful...just imagine looking out over all of the surrounding mountains covered with a fresh coat of new fallen snow and blazing in the light of a setting winter sun. Wow! That's not just talk...it's what you can expect from this terrific lot.

The really nice thing is that the two most expensive site improvements have already been completed. First, a large building pad complete with a circle drive and two separate entrances has been constructed...including a small storage building. The pad was placed to maximize the views of the mountain yet it has very easy access off of the road. Second, a new well has been drilled and capped. The well log shows water coming in at three separate levels and was air tested at 17 gallons per minute. That is an excellent well and very unusual for a view lot. Having the well already in means that the biggest unknown, water, has been determined and, in this case, with a great result. Power and telephone are available at the property line.

The property is a great view lot but it doesn't have a large amount of useable land...that tends to be the nature of view lots. It does have a couple of nice bench areas close to the pad where a shop or barn could be placed plus there is a real nice open area at the lower portion of the property with some good soils for growing just about anything. It also has some really nice rock formations and a seasonal stream cuts through one corner of the property. The property has nice privacy with a large amount of road frontage which gives it very good separation from neighboring parcels.

How about the downsides? Like all properties it has a few. With its location at the highest portion of Squaw Valley, the commute time to town is a little longer...but still less than an hour. The higher elevation also means that the major access road, Sundew, can get a little icy at times. On those occasions you will go out an alternative, and very good, road, Chuckwagon. Because it does get a little snow in the winter, there may be a time or two when you might be delayed a bit leaving in the morning for work. That could be a good or bad thing! Also, the property does have a fair amount of brushy area, but brush is something that can be cleared. All in all, not a lot of negatives for such a nice property.

This is a really nice offering for someone wanting a little higher elevation, the privacy of a cul-de-sac location, and outstanding views. AND... the sellers are willing to consider carrying paper for a qualified buyer with a good down payment.
