SOLD !! ...This is one outstanding piece of property, folks. For animal lovers, and maybe even farmers too, this is one mighty fine piece of land. This 5.11 acre parcel has native permanent pasture with a nice creek running through the land and an older mobile sitting on an elevated site at the rear of the property. It is truly picturesque!!

The property is located at the very end of a quiet cul-de-sac lane in the southern portion of Squaw Valley. With the exception of a small elevated area at the rear of the property where the mobile is located, the land is nearly level. The level area has naturally sub-irrigated permanent pasture with a beautiful little creek separating the pasture area from the elevated homesite. The pasture area also has a well that was formerly operated by a windmill that provided water for the livestock. A very well constructed bridge crosses the creek to provide access to the homesite area. In addition to the mobilehome, there is also a large open pole barn and corral area. The house well is located by the pole barn and has a new pump. We believe it to be in the 20-30 gallon per minute range, but it may be more.

The mobile needs work. It is a 3br2ba Fuqua that we believe to be a 1979 or 1980 model. Tenants were living in the home but it does need quite a bit of work. There are areas of floor damage in the front entry and in one bedroom that will require some repair. On the exterior, the front deck and portions of the roof and roof eaves need attention. The home does have a new AC unit. The pole barn is in good condition.

Now I've told you that this is one mighty fine piece of land, but I didn't say it was perfect...there are some negatives. The pump in the main well is new but the piping to the home should be redone...but pipe is cheap. The main power panel is functional but should be replaced. The bridge has concrete retaining walls and steel girders but the travel bed needs a couple of replacement timbers. The property is fenced... perimeter is pretty good but interior fences need repair. The home is liveable, barely. It will need a lot of attention. It is sited on a huge pad and, perhaps, the best course of action is to bring in a replacement home or build new. The real value here is the land and site improvements and the property has been priced accordingly. Finally, the last half mile or so of the road in to the property is in pretty rough condition. It is paved but it's pretty bumpy.

You just won't find a nicer piece of land. This is an ideal property for anyone looking to have a sustainable farm. You get a property that is fully developed with two wells and a seasonal stream, sub-irrigated pasture areas, deep soils that can support almost any type of crops or animals, a pole barn for storage, and a very private, end of a cul-de-sac location.

In general, this is a cash only sale. However, the seller may be able to carry with a substantial(more than 50%) down payment.
