SOLD...Here's one that's a little different than the norm being sold by an estate. This is a hillside property in 2 separate legal lots that total 17.45 acres. It has been improved with an older single wide mobile and several small outbuildings plus it has an extra feature that may be of interest.

Although it is on a county road, this is an extremely private property. A gated paved drive takes you up to the home and parking area that has two freestanding carports and a nice storage building. The home is an older, circa late 60's or early 70's, singlewide mobile that has a full length enclosed addition complete with built in fireplace. The home is 2 bedrooms and 1 bath and is in livable condition but does require some repairs, primarily in the addition. The home has a second attached addition that serves as a utility room. There are also numerous small outbuildings that provide workshop and storage space. It's all a bit rustic with a lot of deferred maintenance, but very functional.

The land has been partially fenced and cross-fenced for animals. Now here's that extra feature that I mentioned... while it appears that all of the land is steep, things are not always as they seem. The lots are only 200 feet wide but they are almost 2,000 feet deep. The land goes all the way to the top of the hill and then that much further over the other side. At the top and at the far end of the property, there are some very nice areas. Having both lots creates the ability to build a road up to the top of the property where you would have a magnificent home site with a spectacular view and the absolute ultimate in privacy plus the ability to access the more useable land on the other side of the hill. You could build your new home and have the existing mobile as a rental, guest house, or caretaker's residence. That's the beauty of having 17+ acres. Oftentimes, there is more to a larger property than meets the casual eye.

How about the negatives? There are a few. The land is pretty steep and brushy to the top of the hill. But, that also creates the built in seclusion. This is an older property that needs numerous repairs to both buildings and property. But, the well and septic work, the electricity is in, and there is nothing so bad that you couldn't live in it just like it is. It does have an awesome future building site but getting a road to the top will take some work.

While this property isn't for everyone, it really has a lot going for it. It is, however, an estate sale which means a cash only proposition. But, with two lots and 17+ acres that has all of the services in, you are getting a lot of bang for your buck. If privacy and a larger property are part of your list, this just might be the ticket. It is, of course, being offered strictly, "as-is".
