Description:

Looking for an ideal spot to escape from the summer heat and the hectic pace of city living? Here's a very affordable opportunity that offers a very comfortable home in a truly picturesque and rustic setting. The home is a 1985 2br2ba manufactured that has been extensively remodeled and sited on a drop dead gorgeous 2.5 acre parcel at the 4,200 foot elevation in Pinehurst. Just that much information should be enough to get your attention, but this property has a whole lot more going on for it. Read on...

The property sits at the edge of a gorgeous plateau that has lush meadows rimmed with pines and cedars. This is one of only a very few small parcels in an area of much larger ranch properties and it is ideally situated. In front, it has a majestic view of the open meadows and the Sierra's beyond. In back, the property goes past the rim of the plateau where it has an awesome western view of the San Joaquin Valley all of the way to the Coast Range. The property has a great coverage of pines, cedars, and manzanita and has excellent, useable terrain.

The home is 1,344sqft with 2br2ba with a very open and functional floor plan. It has been extensively remodeled and modernized in the living and kitchen areas with wood parquet and plank wood floors, new appliances, tile work, cabinetry, and more. A new roof and side skirting was installed less than 3 years ago. It has a great covered front deck and a mud room off of the back. It really is nice.

As always we talk about any negatives. The first is its isolation... this is a very remote property that takes a little work getting to. The roads are all paved but fairly narrow in places (two lane but no white line). The 4,200 foot elevation means you can expect some winter snow at times. A foot isn't uncommon and 2 feet has occurred on occasion. It does generally melt off in a few days. Of course, that elevation also means much cooler summer temps. The property owner next door is a multi-generational family and, naturally, they have accumulated years of family "treasures". A privacy fence does separate the properties and this is the only neighbor even remotely close. The home is not on permanent foundation but the owner might be receptive to installing a permanent foundation for financing purposes with a full price offer.

This is an exceptional property and a very rare bird. The home is sited well off the road but the best site overlooking the San Joaquin Valley was saved for a future permanent residence that would have a one-of-a-kind view. " Fair Warning" - We get very few offerings like this and we expect it to move quickly. Showings are by appointment only. Be prepared to be impressed by its inherent value and the unbelievable beauty of the setting.
