These two lots are at the end of a very isolated cul-de-sac in the southern portion of Squaw Valley. They total almost 12 acres in two legal parcels. As indicated by the price, these are hillside parcels that do have some topographical challenges to development. They do have some very nice land at the top of the property.

The land rises very steeply from the road. There is a drive and small pad close to the road, but it's not much. Once you get to the top of the hill, the land becomes much more friendly... there is quite a bit of useable land, some really nice views, complete privacy, and it backs up to a large ranch property. The challenge here will be getting a road to the top. With two parcels to work with, it can be accomplished. Not cheap, but do-able. And that is reflected in the price. The price, by the way, is the price and cash only please. The seller is not negotiable on the price.

How about the negatives? Well, aside from the challenge of getting a road to the top, there are a few. The roads into the property are paved but a bit rough (not 4-wheel drive rough, but bumpy). Electricity is about 500 feet from the property line so that will add a bit to development costs.

If you are up to the challenge, you could end up with a really nice property at a bargain price. Yes, there is a lot of work that needs to be done, but once you are on top of the hill you've got some really nice material to work with... and, complete privacy, too.
