Description:

SOLD...This 5 acres has much more going for it than meets the eye. It has a fairly dense cover of vegetation... enough that most people would immediately pass on it. They would be making a mistake because it is far better than it looks. Want to know why? Read on...

For starters, it has two seasonal creeks... one at the front of the property and one in the back. Underneath the dense foliage there is some pretty darn good terrain between the two creeks. And this lot is in a good water area. There are numerous lots upstream and downstream from the property that have excellent wells... not real deep and very productive. Some are even artesian. There's another reason I say that this is a good water area... it has an active spring that is still producing nicely, even in this extended drought period. There are very few properties with springs and even fewer that are still producing.

How about the negatives? Obviously, the most significant is the heavy vegetation. It needs some clearing. The good news is that we have an excellent local contractor with a track laying brush shredder that can transform large portions of the property. He can shred the unwanted brush and smaller trees by turning them into mulch that goes back into the ground. In 3 days you wouldn't recognize that it was the same parcel. Total cost? Less than $5,000.

There you have it. This one is a real sleeper and it won't be here long. A good piece of land with outstanding privacy, decent terrain, excellent water area, active spring, and two seasonal streams. It fronts on a county road with power and telephone at the property line.

AND... the seller is willing to consider carrying paper for a qualified buyer.
