Description:

SOLD !! Ready to say good-bye to the urban rat race and hang your hat on your own little spread in the mountains? This secluded mountain "mini-ranch" in Miramonte has got it all... 9.24 acres with terrific privacy, scenic views, outstanding terrain, and fully set up to be a working ranch or sustainable farm. Frankly, this is an absolute gem.

The ranch is located at the 3,300 foot elevation in Miramonte. A private paved drive leads to the property where the ranch compound has been sited on a beautiful knoll overlooking the ranch and surrounding mountains. At just over 1,600 square feet, the home isn't large but it has a great open floor plan that has been designed for country living. That includes a great country style kitchen with custom wood cabinetry, gorgeous imported Spanish tile floors, a large great room living area with a corner brick fireplace with custom wood stove, and 3 bedrooms and 2 baths. The home has been well maintained and just exudes country charm. While the home is the centerpiece, it's outside where things really get interesting.

The home is surrounded on 3 sides by a large landscaped lawn area. At one corner is an awesome outdoor patio cabana that is the focus for your outdoor living. It includes a shaded patio with a neat enclosed cabana that has a complete outdoor kitchen with a corner fireplace and wood cooking stove. It's a great spot designed for use the year round. Across the large paved parking area from the home, you'll find a large 2 story shop. The bottom floor provides the shop area and the upper floor has been fully set up as a bunkhouse for your guests. In addition, you'll love all of the outbuildings... like the enclosed dog kennels with chain-linked fenced, concrete dog runs, the workshop building, the pump house building, the hay and grain storage barn, and the tool & equipment storage building. They all have stucco exteriors to match the home. Finally, there is the large steel sided and roofed ranch barn fully set up with stalls and pens. There's even a large grain tank for bulk feeds.

The property's terrain is outstanding... level to lightly rolling land with a great blend of expansive open areas and mature oak and buckeye groves of trees. The land is fully accessible and completely fenced and cross fenced. It is an ideal setup for a fully sustainable ranch. And you will love the views... in all directions. From the vallies to the west to the Sierra's to the north and east you will enjoy some awesome panoramic views and some breathtaking sunsets. And, you won't believe the star studded night sky. All of this in total seclusion from the neighbors... you have complete privacy.

Ok... what about the negatives? The location is a bit remote. It's just over a 1 hour drive to the valley but the roads are all paved and well maintained. At 3,300 feet, you can expect some occasional winter snow with 4-6 inches not being uncommon. But, the elevation also means it will be much cooler than the valley in the summer. The home isn't fancy... it's a ranch home that is really comfortable with larger living areas but the bedrooms are a bit on the small side.

If you like country living, want elbow room, and have a desire for a sustainable living experience, this just might be the place you have been waiting for. It is absolutely one of the most complete setups that I have seen in recent years and it is well maintained and really well priced. The question is... are you going to just keep on dreaming about it or are you going to come live the dream? This one is special.
