This is a fully improved property with building pad, well, pump & pressure system, septic system, propane, and electrical service. The two car garage was spared by the fire and remains very serviceable. The pressure tank for the well is located in the garage... a smart idea for the winters at 3,300 feet. Off to one side of the pad is a beautiful old gazebo with a waterfall feature that really provided a great view of the valley. This needs a little work but it really is nice. Then there is the fully enclosed plexi-glass greenhouse... with water, electricity, planting beds, windows, and fan. There is a huge garden area plus some grapevines and fruit trees. A garden like that needs a place to store the fruits of your harvest so the owners constructed a concrete block wall root cellar right into the hillside. When the home was still standing, the roof of the root cellar provided a nice spot for the BBQ. There are also several small outbuildings for storage. They aren't in the greatest shape but they are functional. There's even a nice horseshoe pit. Finally, we have a real rarity... a natural deposit of white quartz. It doesn't occur often but it provides you with some very unique stone to landscape with.

As always, we talk about the negative features. There are a few. Several of the evergreen trees have died due to the drought and lack of anyone on the property to water them from the well. The west side of the garage has some damage that will require some repair. Some of the outbuildings definitely need some work. Finally, the property is at the far eastern end of Squaw Valley which makes the commute time to the valley a bit longer and the elevation means some occasional winter snow at times. Four to six inches is not uncommon. Of course that also means some winter wonderland experiences and cooler temps in the summer.
