This is an extremely attractive property. It has a nice drive across the stream. Construction of the drive was shared by the adjacent property owner and the drive straddles the property lines and then splits to the respective owners on the other side of the stream. Just across the stream, there is a gorgeous setting for a home that would overlook the stream. The land has deep, fertile soils and very gradually rises to the back of the property. It is fully useable for a variety of uses... animals, farming, orchards, grapes, etc. This is probably the lowest priced parcel with an existing well that has this type of terrain and this one has a new pump under warranty where most similar properties only have capped wells without pumps.

Any negatives? Only a couple of minor ones. The first is the shared drive but it has only minimal impact on either property. The stream area needs some cleanup but the end result will be a beautiful natural park. Location is in the southern portion of Squaw Valley so commute time is a bit longer but the roads are excellent.

This property is really attractive. The setting by the stream is very appealing and provides a terrific site to build a home in a park-like setting. The soils make this an excellent target for farming, particularly for grapes. The new Squaw Valley-Miramonte AVA will certainly have an impact on land prices. Now is the time to act.
