The lower section is approximately 6 acres with nice vinyl rail fencing along the road frontage and field fencing for the balance. The upper section is partially fenced. The property has 2 wells, a main well of 20gpm and a second well of 8gpm that has never been put in service. Outbuildings include a metal animal shed and a small barn for hay storage. A seasonal creek traverses through the southern corner of the property. The property is currently home to two horses and two llamas. Access to the property is via a graveled cul-de-sac easement road off of Ruth Hill. As always, we talk about any negatives. The first would be the graveled easement road. It is a bit bumpy in sections but fine for 2 wheel drive vehicles. The kitchen is nice but a bit small and could use some remodeling. The metal animal shed is functional but it has seen better days. The backyard fencing is a bit close to the patio and, as the pictures show, no barrier to the llamas which step right over it. The living room fireplace could use a good cleaning.

This really is an attractive property... nicely secluded, plenty of useable land, close to Hwy180, and loads of charm. We don't get many larger parcels and this one is very nicely priced. AND, the sellers may be willing to carry paper for a qualified buyer that has an acceptable down payment.
