Description:

SOLD...Probate Sale - Are you the handyman looking for a really nice property needing some repair and reconditioning? This older custom home in a great area only 3 miles from Hwy 180 offers some great possibilities. It has a uniquely rustic floor plan and sits on a very attractive and highly useable 4.76 acre parcel. Here's your chance to trade your sweat equity into a home run property.

Built in 1969, this true custom home has 1600sqft with 2br2ba plus a nice loft with a decidedly rustic cabin-esque feel. The open living area has 2 story cathedral ceilings with finished knotty pine, massive beams, and sky lights. There is a full western window wall that opens to a huge cathedral beamed ceiling patio. This living area space is very functional with designed spaces for dining, media viewing, a nice office or den alcove and a neat corner pellet stove plus a really decorative staircase (watch your head) to a large second story loft. The kitchen is fairly open with a nice breakfast dining area and access to the utility room with loads of storage and pantry cabinets. There are 2 fair sized bedrooms and 2 baths. There is no master bedroom. Now for outside.

The home has a nice attached 2 car carport for parking. In addition to the huge covered patio there is also a nice freestanding wood deck. Both offer great panoramic views and a place to enjoy the sunsets. The home is sited on the most elevated part of the parcel where it has a commanding view of the rest of the parcel. It is a brilliant piece of property... fully useable with many areas that are nearly level and a nice seasonal creek lined with willows. There is ample room for orchards, gardens, animal setups, and even a place for an arena. The property is fully fenced with some cross-fencing.

How about the negatives? This is a probate sale and may be subject to court approval. The home needs quite a bit of work. A lot of it is deferred maintenance and cleanup. It could use a new paint job. The roof doesn't leak but it is pretty old. There is some eave and fascia board deterioration. The free standing deck needs a bit of repair as does the pump house for the well. The inside of the home isn't bad. It is a well built structure but the windows are all single pane. The home does have an HVAC heating and cooling system but condition is unknown. This home would certainly qualify for an FHA 203k loan. The property is being sold in its present condition. Potential buyers will be responsible for any requested inspections and the seller will not do any repairs..

Yes, this is a "fixer"... a "diamond in the rough", if you will. But, it's a pretty nice "diamond" and the "rough" is one of the nicest pieces of property up here. The location is terrific with quick access to Hwy 180 and an easy commute to the valley. Don't wait on this one. At this price, I truly expect it to move quickly.
