There's nothing too remarkable to say about the home other than it's in pretty good condition with new siding, a new lifetime metal roof, and new HVAC system. The property is a different matter. Only 1/2 mile from Hwy 180, this 5 acre parcel is nothing short of brilliant. It has superb terrain with many portions nearly level, a seasonal creek, and two wells.

This two tiered parcel is at the end of a very private cul-de-sac. The home is sited on the upper tier where it has a very secluded setting and a great view of the surrounding valley. The home is 1,446sqft w/ 3br2ba. It has a nice corner rock fireplace and a dining area and breakfast nook off opposite sides of the galley style kitchen. The living area and the bedrooms are a bit on the small side. The master has direct access to the large enclosed sunroom in back. The backyard has chain-link fencing and a really nice freestanding gazebo that overlooks the lower tier of the property. This lower portion comprises about 2/3's of the parcel. It is separately fenced and has an older but well built barn. The land in this area is nearly level. At the far end is a nice eucalyptus grove which is a great source of firewood. The main well is a very respectable 15gpm. There is also a 2nd, much older, well that is not presently in operation located in an old pumphouse (last picture). The well has water but production is unknown. Based on the electrical service to it, this well is definitely an old-timer. There are a few fruit and nut trees as well, even a couple of olives, but they all need some tending.

How about the negatives? There is a private drive off of George Smith that serves several parcels. This drive is gravel and dirt and is pretty bumpy in places. But that drive and the end of the cul-de-sac location definitely adds to the privacy. The home is in pretty decent condition but is on the small side and there is no garage. It hasn't been lived in for a couple of years so it could definitely use some freshening up. That's about it for negatives.

This really is a nice offering and you certainly can't beat the price or location. AND... you won't find a prettier or more useable piece of land. Come take a look... this one is worth the trip.
