Description:

SALE PENDING !! Every once in a while we get a property that was developed to meet a very specialized purpose. Today's specialty? ANIMALS!!! This property is the perfect animal ranch. Looking for a boarding and training facility or to set up an animal rescue? How about breeding? What's your animal? Horses, cattle, sheep, goats, llamas, alpacas, miniature donkeys, ostrich, emu, rhea, or other exotics? How about dogs? Maybe its a combination of some of the above. No matter what you are raising, this property will fit the bill.

This 10.37 acre ranch is only 2 miles from Hwy 180 and is divided into 3 separate legal parcels. The ranch has been chain-link fenced into 21 separate areas including a 1.3 acre home compound, a 1 acre pond area, 4 large pasture areas from 1/2 acre to 2.3 acres, and 15 separate animal enclosures from 5,000 to 15,000 square feet. The home compound includes the 3,071sqft custom ranch home, pool and entertainment pavilion, 2 large enclosed shops and 1 large open air shop, a large netted aviary, and much, much more. Really into animals? Read on...

This home began life in 1951, long before the area was subdivided. But, don't let that 1951 date fool you. Up here we have a saying, "the best tunes are played on old fiddles". This home exemplifies that saying. It was originally a 1,200sqft 2br1ba custom home built for one of the rancher's sons. It was acquired in the early 1970's by a diamond broker who completely rebuilt and expanded the home into a very unique 3,071sqft residence. The home suffered fire damage in the early 1990's and was extensively remodeled. The present owner purchased the property in 1995 and expanded the property into the true animal ranch it is today. Let's start with the property.

There are 3 legal parcels: 2.27 ac, 2.27ac, and 5.83ac. The land has outstanding level to lightly rolling terrain. All of the property has perimeter chain-link fencing except the far southern line which is wire fenced. Originally, it was set up to be an ostrich, emu, and rhea ranch. A large 1,500sqft enclosed shop with 3 rollup doors was built to house egg processing, incubating, and brooding facilities with temperature control. It also has an office area and a full service shop area with a large hoist and 220 service. A 1,500sqft covered open air shop was later added to the main shop for equipment servicing and welding. A total of 15 outdoor chain-link fenced runs were installed plus 4 larger chain-link fenced pasture areas and a 1 acre chain-link enclosure around the property's private pond. The pond is about 1/2 acre when full and it receives winter runoff plus has an adjacent well.

As time went on, the ranch added a variety of other animals, including alpacas, llamas, miniature donkeys, exotic sheep and goats, horses and more. A second large 1,200sqft enclosed shop, a 1 car garage, a covered hay storage structure, and a large netted bird aviary were also added. The property has 2 wells (1 has both submersible and wind generated pumps). Now on to the home...

This is a one-of-a-kind home. It has a rambling ranch style with a classical Spanish influence. You enter double wrought iron entry gates into the adobe walled front yard. The home has a Spanish tile roof and is of both block and traditional wood construction with a large oversized attached two car garage. Entry is into a traditional living room and kitchen area. The home has four distinct zones: kitchen/living room, master suite, family room/entertainment, and family living quarters.

The fully appointed kitchen is very modern with Corian counters and unique custom wood cabinetry including a corner rollup breadbox. The island cooktop has a very distinctive custom wood hood over the range and there is an elevated breakfast bar. Adjacent is a neat little breakfast nook. The kitchen and nook area have beautiful hardwood floors and eye-catching multi-tiered ceilings. The kitchen is very open to the living room area which has a Spanish flavor including a custom adobe wall and huge picture windows to both the front and back yards. It's a great gathering place in the morning.

Off the kitchen is the master suite area. It was built in the old style with separate rooms for an office, master bathroom, and an oversize master bedroom. The master bedroom has large corner windows on each side that provide views of both the front and back yard areas. The master bath has designer tile floors with an incredible marble soaking tub, separate marble shower, and double lav sinks with marble counters. To cap it all off is the gorgeous stained glass window that completes the old world feel. The owner never put in an entry door to close off the master suite area but it could be easily added.

Off of the living room you access the huge 720sqft family and entertainment room with cathedral wood beamed ceilings and Spanish accents. And what an area it is! On one wall is a huge fireplace with a custom woodstove insert set on a massive polished black granite hearth, back splash, and raised mantle. On the opposite wall is the large wet bar and floor to ceiling custom wood and glass cabinets. The wet bar continues the Spanish accents with a gorgeous interior Spanish tile roof...very unique. Between the fireplace and wet bar is an open carpeted lounge area which takes in half of the family room area. The other half of the family room has marble tiled floors with a full window wall looking out to the pool and pavilion area. It was designed to accommodate the very largest of family dining tables with extra room for a pool table and more. The family room was truly designed for entertaining and large family gatherings.

From the family room you enter into the family living quarters. Once again, the floors change... this time into natural rock pavers. Here you will find a truly unique setting. The hallway opens up into an indoor garden terrarium with a full window wall looking out to the pavilion area. The two bedrooms are very nicely sized: one with a full window wall looking at the garden and the other more private. The guest bath is nicely sized with a shower and direct access to the back yard and pool area. Then there is the cedar sauna. Wow! This also has a second door that opens directly to the pool... take three steps and you're in. The L-shaped laundry room is very large with a full wall of custom designed service cabinets, deep sink, folding counter, and sewing area. At the end of the hall is a large hobby/study room which has access to both the garage and the pool area. Finally, the home has two separate HVAC systems for zonal heating and cooling, two separate hot water heaters, and two attic exhaust fans.

The pool isn't one of those baby freeform types... it's a full 20x40 foot classic rectangle. The pool area was built for entertaining with a large outdoor covered pavilion structure and lots of patio area surrounding a nice lawn with a stunning shade tree.

There are many more features to this property but you will just have to come see it.

It sounds unbelievable. So what's wrong with it? Every property has its negatives and this one is no exception. The first, and most visible, is that the home is pretty close to the road. Of course, that road wasn't there when the home was built but, it is what it is. Today, the entire property is designed to live away from the road so don't let that road proximity deter you from seeing all of the positives that vastly outweigh it. Second, there is some deferred maintenance here and there. The owners are getting on in years and just haven't been able to keep up with everything. It's an older home and it needs a few minor repairs. The sauna hasn't been used in years and may need some repair to bring it back to full function. Outside, some of the patio concrete needs refinishing and other areas need some general sprucing up. The pavilion could use painting. The pond area also needs quite a bit of cleanup. With 4 years of drought, it has declined. It does have an adjacent well where a solar pump could be installed to keep it full all year long providing a return to its former days as a fishing pond and swimming hole. The electrical line to the pump does need some repair.

Hands down, this is as about as well set up for animals as a property gets, especially for someone who is seriously into animals, no matter what the type. Plus there is lots of room for expansion for arenas, barns, and training areas. And, with 3 legal parcels you can add two more residences creating the possibility for a multi-generational family compound. The possibilities really are unlimited. You truly won't find a more complete and fully set up property anywhere at anything near this price.

Finally, because of the multiple parcels, the seller knows that this property will be more difficult to finance than most. They are willing to carry paper for a qualified buyer with a good down payment. Showings are by appointment only to buyers who can provide proof of capacity to purchase.
