For anyone with animals and a tight budget, this is a great target. The land is excellent with lightly upsloping terrain. The home is located towards the rear of the property at an elevated site where it enjoys complete privacy and excellent views of the surrounding mountains. The home is a 1977 manufactured with 1152 sqft and has been very nicely maintained. All of the living areas and bathrooms have tile floors with carpeted bedrooms. The master bedroom is isolated from the other two bedrooms and features a large soaking tub. The front of the home has a full length and well built covered deck that looks over the property to the mountains to the east. The rear of the home also has a full length awning. Outbuildings include a large storage building, small storage building, and a 2 car carport. A nice arena area with paddocks has been built on a large adjacent pad at the same level as the home and a separate paddock with shade shelter is located in the lower pasture area. Outside of the pasture areas is a separate area for fruit trees plus a garden area. There is plenty of room for any additional outbuildings that you might want to have.

As always, we tell you about any negative features. The location is in upper Squaw Valley at the eastern end of the subdivision. This means commute time to the valley will be a bit longer and the 3,000 foot elevation means you will get some occasional snow in the winter ( 4-6 inches is not uncommon ). But, that elevation also means that you will have cooler temps in the summer and you are above the fog line in winter. At present, the home does not have any cooling. It did have a window evaporative cooler which the seller removed. It does have forced air heating and an air conditioning unit could be possibly added or even a separate mini-split a/c could be installed. The home does have a nice woodstove, which heats the entire home, and the seller has never used the forced air furnace. Finally, the home is not on a permanent foundation which limits financing options, but the seller is willing to carry paper for a qualified buyer with an acceptable down. As you can see, the negatives are very minor.

You won't find a nicer setup for animals anywhere at this price. It is an older property but it has been extremely well maintained. It has terrific seclusion and you will love the natural serenity of the setting. While the seller is willing to consider carrying paper, he is quite firm on his price (when you see it, you will know why). No doubt about it, this is a property worth taking a look at if you are looking for a lot of features but have a limited budget. Showings are by appointment only.
