The owner has put in a terrific building pad with a double entrance and a neat circle drive that highlights a spectacular old oak tree. There is also a great area to put in a shop building or barn. The building site is well off the road and was designed to take advantage of all of the views. Equally important, it has a southern exposure for maximum energy efficiency.

Power and telephone are to the property line and mail service is at the corner. The property also has a new well that produces a solid 2 gallons per minute. This is a little on the low side and the county will require a water storage system for the well. The property has been priced to reflect this additional cost.

This is one of the best locations in Squaw Valley. With the property's close proximity to the highway, your commute time to town is excellent. You will be treated to magnificent views the year around...each season has a special beauty of its own and spring is especially spectacular with the profusion of poppies on the mountainside behind the property. The wildflowers in this area are truly gorgeous.

There are very few downsides to this property. About the only thing is that the well production is on the low side at about 3,000 gallons per day, but with a water storage system, this shouldn't be a problem.

There are very few quality view lots left to build on in the lower Squaw Valley area and this is certainly one of the best. You will be very pleased with the natural beauty of the lot and with the manner that the building pad was placed to take advantage of all that it had to offer.
