All of this would make the property well worth the price but there is much more to talk about.

This is one of the most private spots in all of Squaw Valley and this is one of the largest parcels...20.5 acres. The cul-de-sac road ends at the property. The property is nearly level at this point and then slopes fairly steeply down. To the naked eye, it looks like nothing more than the typical hillside parcel...one with very little usable land. But, there is something hidden from view...an absolute wealth of nearly level and park-like land in the bottom portion of the property. A road has been built to the bottom where it opens up into some of the prettiest and most private land on the entire mountain. And, there are at least 2 springs that flow during even the driest of years. This area is absolutely amazing...we are talking about at least 7 acres of absolute paradise...your own private refuge completely hidden from the world. The property backs up to a 500 acre ranch and the adjacent lot has already been developed in a spot that is well away from this area. Now, if all of that wasn't enough, there is one more thing that really makes this property special...its zoning. The land is zoned AE-5. OK, so what's the catch? There's got to be something wrong with this picture. All of this for only $180,000? There has to be some downsides. And, in fact, there are. First, the area at the road with the shop is really nice but it is not very large. A home could be sited here but it will take a fair amount of earth-moving to enlarge the pad area. Second, the property is fairly isolated. The roads to the property are all nicely paved but are pretty winding in places. Travel time from Hwy 180 is about 12 minutes. That really is it for negatives.

This isn't your run of the mill property. It truly is one of the most unique parcels on the mountain...a great combination of quality land, year round water, and an unmatched level of complete and total privacy. This is the kind of seclusion that people dream about but rarely ever find. You just have to see it to believe it.
