The fireplace has a unique heat-a-lator system that vents into the great room and into the back hallway leading to the 2 off bedrooms. The open kitchen has beautiful cabinetry, a large breakfast bar, and gas appliances. The front bath has been completely remodeled with tile floors, pedestal lav, glass enclosed tub/shower, and antique frosted glass door. Off of the kitchen is a large utility room and entry to the huge isolated master suite addition that features a tongue and groove wood ceiling and two large skylights, a huge cedar lined closet, free standing corner wood stove, and a great double French door entry to the master bath that has a gorgeous custom designed, fully enclosed, deep soak tub/shower. There is also a separate entry from the master bath to the back patio and two sliding glass doors off the master bedroom to the front patio. The master suite has a great view of the eastern Sierras.

Now you need a place to put your stuff and do your thing!! How about a huge open 24x48 high ceiling garage (no doors) and a large 24x40 shop/workroom separated into 2 work areas. The whole layout of the home and outbuildings provide a really practical and functional layout. The home and outbuildings are separately fenced from the rest of the property. Time for a little history. Down below the home, the original Dunlap Road meanders through a draw. Very little is left of that road but this was the place where they stopped for a rest and change of horses. That old stage stop still stands, albeit barely. The property has a rugged natural beauty. This is land in its natural state and it absolutely teems with wildlife. There are some massive oaks and manzanitas, really impressive rock features, a few nice open areas, and a whole lot of brush. In main, it's pretty rugged terrain. This is land in its raw, primitive, wilderness state. It is unbelievably attractive and serene. This isn't the property for just anyone but, if you are looking for total seclusion and a wilderness setting, it's the find of a lifetime.

As you can tell, this is a pretty neat place. But it does have a few rough edges and a couple of negatives to consider. The property is about 3,270 feet in elevation and it will get some snow from time to time. That's when you'll probably need a 4 wheel drive to travel up that easement road. On the other hand, just imagine what your view will be like after it snows. The Miramonte location means it isn't a fast and easy commute to town. Of course, ultra-privacy is going to be something off the beaten path. The home itself is in very good condition but it does have a couple of issues. The home hasn't been lived in for some time and the exterior shows some woodpecker damage (actually, quite a bit). Heating for the home is provided by the fireplace and a high efficiency propane heater in the main home area and the wood stove provides heat for the master suite (I did say it was rustic). Also, cooling is provided by nature. The higher elevation combined with the large trees and afternoon breezes helps keep summer temps down and virtually every room has a ceiling fan, so it isn't a huge negative. However, if you less rugged pioneers just gotta have it, then adding in some additional cooling or heating won't be that big a deal. The new mini split HVAC systems provide an efficient and economical solution. The carpeting in the living areas is pretty tired and you may want to replace it. Finally, the easement road will require some annual maintenance, primarily in keeping it clear of growing limbs and bushes.
