This is a unique offering. One parcel has been improved with a drive and large pad that overlooks the valley. This parcel does not have a lot of additional usable land. The second parcel has a capped well. This parcel is much more usable. It has a great variety of mature oaks, buckeyes, and manzanitas plus some huge rock outcroppings. It also has a nice seasonal creek. Terrain is pretty gentle off of the road and then drops off in the back. Access off of the road is good. There is a bit of an old drive left over from when the well was put in. It isn't much and hasn't been used in many years. The capped well has never been used but it is believed to be in the 10gpm range...better than the mountain average of 5gpm and more than sufficient for any uses you might have in mind.

There is a great future building site about 200 feet in from the road just before the land drops. It is a very gentle bench area that is very secluded and surrounded by large trees with a commanding western view of the valley below. It is a really pretty site. The balance of the land is downslope hillside but would be fine for grazing.

No real downsides to speak of. Location is about middle of the subdivision with about a 45 minute commute time and it is on a county road so there are no road maintenance fees. The pad does have a bit of a washout on one side but it is very repairable.

You won't find a better value on a double lot offering anywhere, especially one where you get both a well and an existing building pad. The seller may consider carrying paper with an acceptable down payment.
