The property is located in Pinehurst off of Hwy 245 with access provided by a deeded easement road. The property is at the end of the easement, so you have total and complete seclusion. This is surely one of the most private parcels on the mountain. The property is zoned agricultural and there are no use restrictions from CC&R's or a homeowner association. The 80 acres is divided into distinct lower and upper levels with elevations ranging from 3,750 feet to 4,000 feet with existing dirt and gravel roads providing access to all portions of the property. The majority of these roads have been recently regraded. As each level of the property does have its own unique features, we will look at them separately.

The lower portion, averaging around 3,750 feet, encompasses about 20 acres in the north eastern portion of the 80 acres. This is the most usable and the most developed portion of the property. The central highlight of this portion is a nice roughly 1/2 acre pond that has been recently reconditioned. It sits on a nice seasonal creek. Adjacent to and overlooking the pond is a huge building pad area that has existing electricity, septic, and a well with pump and pressure system. It also has a great mix of mature conifer and shade trees plus a neat old tree house. Additionally, there is a second and even larger pad with a western view that has an electrical service that is not currently active. There are several roads through this section providing access throughout. Adjacent to the main pad by the pond is a nice, separately fenced meadow and pasture area that has an old round pen. This area is somewhat overgrown but would make a great area for animals or for a garden/orchard. Because this area has fully developed services, you have immediately usability of the land. Finally, along the seasonal creek below the pond there is a really nice natural meadow area which you can drive to.

The upper portion of the property is the eye-candy part. This 60 acre portion has a great mixture of unique natural features, unbelievable panoramic views, and a great variety of wildlife. You basically will own an entire mountain, from top to bottom. There is one very large finished pad with electrical power adjacent to it and two other unfinished but roughed out pad areas. These areas provide unbelievable views of the High Sierras and the San Joaquin Valley. The views are virtually 360 degrees. Then there is the untouched, other than a road to get there, wilderness section where you will find massive, and I really mean massive, rock formations and forests of a unique type of live oak and of manzanitas. The sheer beauty of this raw and natural paradise is breathtaking. And the wildlife in this wilderness section is pretty neat, too. You'll find deer, bobcat, fox, wild turkey, quail, raptors, and more. Maybe even an occasional bear.

As you know, I always discuss any negatives. This is an isolated property that is at least an hour or more from town so it isn't the most commute friendly. The elevation means that you can expect occasional winter snowfall. Six inches is not unusual and, from time to time. you could have up to 2 feet. It doesn't last as the property is well below the permanent winter snow line. Finally, this is a diamond in the rough. A lot of recent work has been accomplished but there is plenty left to do. There are sections of heavy overgrowth that you may want to clear or just leave it in its natural state. You get a virtually blank canvas to work from where you can choose what to develop or modify and what to leave to nature.

There you have it. A virtual paradise and the opportunity to have your own private mountain. The pictures, particularly the view pictures, do not do it justice. It was a really cruddy day for long distance shots. This property has a lot to offer that word descriptions just can't convey. You have to see it. Showings are by appointment only to pre-qualified buyers. And, I can tell you that the price is rock solid firm. The seller is, however, willing to consider carrying paper for a qualified buyer with a good down payment.
