Any negatives? Because Hwy 245 is a state highway, an encroachment permit will be required from Cal-Trans for a driveway. Location from the valley is about 50 miles, so travel time to valley services will be a little over an hour.

This really is a pretty property with awesome views and enough land to provide some real recreational use alternatives. We don't get many of this size. The fact that are two separate legal parcels provide additional flexibility in potential use and development.
