How about the negatives? You really won't find much here to worry about. Bringing electrical power will be a bit more expensive as the nearest existing service is just off the property line (not a big issue).

Why spend big $'s on an estate sized lot in the valley when you could have your own private ranch for the same investment. One with great access and a very easy commute to the valley via Dunlap Road and Hwy 180. Fresno is less than 40 miles. One final bonus! The rear of the property encompasses a portion of the Discovery Lode gold mining claim from the 1800's. Is there gold there?
