How about the negatives? You really won't find much here to worry about. The Williamson Act does restrict you to only one residence on the property but there are no limitations to outbuildings, barns, shops, and other agriculturally related uses. Bringing electrical power will be a bit more expensive as the nearest existing service is just off the property line (not a big issue).

Why spend big $'s on an estate sized lot in the valley when you could have your own private ranch for the same investment. One with great access and a very easy commute to the valley via Dunlap Road and Hwy 180. Fresno is less than 40 miles. One final bonus! The rear of the property encompasses a portion of the Discovery Lode gold mining claim from the 1800's. Is there gold there?
