This is really an interesting property and a great example of what can be accomplished on challenging terrain. Each of the home sites has a separate drive. The first site is at the top of the property and has a commanding canyon and panoramic valley view. It has a huge pad complete with septic, electric service, and water. A separate drive takes you down to the second home site at the bottom of the property where there is an even larger pad that has a 2br2ba singlewide mobilehome, a guest cottage with bath, a storage building, and an awesome canyon view. The mobile is in pretty sad condition but may be repairable. The guest cottage is in better shape but also will require repairs. In addition to the two home sites, there are two other very large building pads on the property. One is about half way down the property and is large enough for a good sized shop. The second is about the same level as the bottom pad. This pad area is very large but not as finished to grade as the other pads.

The end result is that you get a hillside property that has a lot more usable land than the norm. The two home sites are totally private from each other and the natural terrain of the property creates great privacy from the neighboring parcels. Here's a great opportunity for a two home property, one to live in and one to rent, or a mother-in-law setup, or even two rentals.

How about the negatives? There are a few. The road up to the property is paved but is in pretty rough condition. The well is in the center of the property and provides water to both home sites. It has a separate electric meter. The water line from the well to the upper pad may need some repair and the upper pad will need a new pressure tank. You might also consider adding a large water storage tank on the upper pad. That would provide gravity feed to all of the property and be a much more efficient distribution system. And, of course, there is a lot work to do on the lower site.

This is a property with a lot of potential. The privacy is exceptional and that's hard to find this close to the highway. The views are awesome! Fully developed parcels are difficult to come by, especially one that is near the highway. And, it's really rare to find one with two complete home sites. The seller is willing to carry paper for a qualified buyer.
