Description:

SOLD !...This view property is aptly named "Pepperwood Point". Located only a mile from Hwy 180, this unique property offers 20 acres and a beautiful custom barn style 2 story home with spectacular views of the San Joaquin Valley and the Coast Range.

The property has a very private setting. It doesn't have, and never will have, any close neighbors. It encompasses the entire point of a ridge top setting. Besides the magnificent views, it has one of the largest and most beautiful examples of a multi-trunk pepperwood tree that I have ever seen. Also known as a California Bay Laurel, this specimen has 10 trunks with a total tree canopy that is well over 100 feet wide. It is truly spectacular!! Talk about a natural patio! The terrain is very gentle out to the end of the ridge where the owner has built a lovely barn style custom home. Built in 2007, the 2br2ba home features 2,160sqft of open living space. The upper floor has a single hobby room of over 700sqft that is currently being utilized as a quilting room but could be easily converted to a huge master suite. The entire south and west side of the home has a covered wraparound wood deck. The kitchen and great room area have terrific natural lighting. The living area is highlighted by a massive laminate wood beam and a great wood stove that easily heats the entire home (it also has an HVAC system for heating and cooling). The modern kitchen has beautiful custom wood cabinets and composite counters. One bedroom serves as the master with a separate bath while the 2nd bedroom has direct access to the guest bath. The hobby room has a wealth of built in cabinets. The home is in immaculate condition.

The entire eastern portion of the property is very open and usable with gentle slopes. There is a small seasonal pond and lots of room for a variety of additional outbuildings such as a shop or barn, plus areas for a garden, orchard, or vineyard. The well has a 2,500 gallon storage tank with a booster pump and there are two 500 gallon propane tanks. Out by the pepperwood tree is a concrete slab that is plumbed for a hot tub or spa. I can't stress the views or the natural privacy and serenity of this property enough. The western views of the San Joaquin Valley are amazing and you won't believe the spectacular sunsets and night time views of the valley cities.

As always, I tell you about any negatives. The location is at the 3,700 foot elevation, so you can expect occasional winter snow (4 to 6 inches is not uncommon). But, that elevation also means cooler summer temps and the ridge top setting provides terrific afternoon breezes. The road from Hwy 180 to the property (Millwood Road) is one of the original wagon roads used by the redwood loggers in the 1800's. It is a paved 2 lane, but barely, and is very curvy. However, it is only a mile from the highway to the property and you never have to worry about speeders.

This is absolutely a "feel good" property that has a natural serenity to it. When you sit out on the deck overlooking the valley, all the pressures and stress of a hectic urban lifestyle will just melt away. Come take a look. I guarantee you won't be disappointed. The pictures don't begin to do justice to the views.
