SOLD...People have been asking me about this lot for years. Well, it has finally come on the market. Here is one of the truly great view lots left in Squaw Valley and it is only 2.5 miles from Hwy 180. It's a top of the ridge corner lot with absolutely breathtaking and panoramic views of the San Joaquin Valley and the surrounding Sierra's. Don't let the pictures fool you. It was a really cruddy day when they were taken. Even though this is a view property, it does have some very usable land with plenty of room for home and outbuildings. Better yet, this lot is fully improved with electric, well, and septic. You can move on to the property immediately.

Lots with massive views rarely have much in the way of usable land and they generally have steep driveways. Not so here. The road frontage is at the top of the lot and the driveway has a very gentle slope. There is a huge double pad area with additional gentle ground beyond before the lot slopes down. There really is plenty of good usable land. The lot fronts on both Hickory and Buttercup. The address is Hickory but the driveway is actually off of Buttercup which can cause a bit of confusion.

The owner has installed electric service, a well with pump and 2,500 gallon storage tank with a booster pump, and a septic system. Water and electric have been run to several spots on the property. There is a 5th wheel trailer and a travel trailer that are included in the sale.

As always, we tell you about any negative features. Even the best property will have some. In this case, it is the well. It has a lower than average production that is believed to be less than 2,000 gallons per day. With the 2,500 gallon water storage system, it does meet minimum Fresno County requirements of 1,400 gallons per day.

Don't let a lower production well put you off of one of the premier view lots on the mountain. It has been priced to reflect the less than average well. Even so, this property really is worth taking a look at. You will know what I mean when you walk on it. This one just feels good and it is one of the very few fully improved lots on the market. AND, the seller is willing to consider carrying paper for a qualified buyer with an acceptable down payment.
