Description:

SOLD....These may be two of the best undeveloped valley view lots left on the mountain. Their top of the hill location provides you with unmatched San Joaquin Valley views to the south, west, and north. You have to see it to appreciate just how special this property is.

Having two lots with a total of 10 acres offers some real opportunities. There is the potential of up to four residences in a ridgetop setting that is truly private and secluded. Just imagine how unbelievably special your evenings will be from the porch or balcony of a home placed at the peak of this secluded ridgetop property. You will be treated to spectacular sunsets, have the valley fog as your private "ocean" in the winter (because that's just what it looks like), and, when it snows, as it occasionally does, everything truly does become a magical winter wonderland.

There are very few truly awesome view lots left in Squaw Valley and these two may be the very best of the batch. Located on Geranium at the 3,300 foot elevation, they have a very private setting with plenty of mature oaks and buckeye trees. At first glance, they do not have a large amount of extra usable ground but, in reality, there is plenty of room for both residences and outbuildings. They take in the entire ridgetop providing a setting that is extremely private. A drive has been roughed in to take you to a large pad at the top of the first lot so that you can see the views that this property offers. A 2 story residence at this site would also be able to see a portion of the High Sierra snowcaps to the east...how about a wraparound upper level porch and deck for the master bedroom suite?

How about the negatives? Well, because of the elevation, it will get a little snow in winter(4-6 inches would not be uncommon). Generally, this will melt off in less than a day and you will have cooler temps in the summer. The location is in the back portion of the subdivision, so commute time to town is a little longer. The roads are all in good shape and travel time will be less than an hour. The initial portion of the drive traverses across both lots but it does not impact either property's use or privacy.

Notwithstanding the relative minor negatives, this is a very unique property that must be seen to understand how special it really is.

There you have it. Two amazing lots that could potentially support up to four residences with world class views or a single homestead with a truly serene and private setting. So get your ducks in a row and be prepared to see some amazing views. One final note... the pictures were taken on a very hazy day and don't begin to show what awesome views this parcel has. The seller is willing to consider carrying paper.
