Located in central Dunlap, less than 1 mile from the Dunlap School , the property is accessed by a deeded easement road off of the main road. The property is very secluded and the entire 12.4 acres is perimeter fenced with wire fencing plus numerous interior cross fenced pastures. The terrain is fabulous! A hundred years of stewardship by the same family has resulted in property that is virtually brush free with large numbers of mature oaks, buckeyes, and manzanitas. Now, on to the improvements.

Lest we create the impression that this is any type of modern setup, let's set the record straight. This is the original home and the original outbuildings. It does, however, have a few modern features, like the electric gate at the entrance. The original home was built in 1926 and featured approximately 800sqft with 2 bedrooms and 1 bath. A bedroom, bathroom, and a service room addition in the 1990's brought it to its present size of approximately 1,300sqft. The service room provides a utility area and is large enough to be a computer room. Wireless DSL service is available. All of the original cabinetry is still present as well as the O'Keefe & Merritt wood and propane stove in the kitchen and the original rock fireplace in the living room. The home is in very good condition. There is a large covered wood deck off of the kitchen.

There are outbuildings galore. The first is the "guest quarters", a 1 bedroom 1bath cottage with a nice living room/kitchen and a neat wraparound sitting porch. Then there is the 1953 Kit Custom Trailer. This is a 1 bedroom 1 bath travel trailer permanently set under cover that has a kitchen, living room, and a separate septic system. This vintage unit is in absolutely amazing condition and provides awesome guest quarters. Then there is the "2 holer" outhouse. Next comes the 24x30 equipment pole shed, a 2nd smaller tool shed, and a tack room. Adjacent to the home is a large enclosed workshop (very rustic but functional) with a covered concrete work area and a canning storage room. There is also an enclosed chicken pen with laying boxes. Finally, there is the original barn and corrals with numerous calf pens and horse stalls. Not quite as old are the two metal shade structures, one for parking and one to cover the deck off of the kitchen. The property has two wells, a modern hard rock well with submersible pump and the original hand dug well. In addition, next to the Kit Custom trailer, the owner has installed a 5,000 gallon rainwater collection system with filter and pump.

The land is magnificent, very gently sloped to level, lots of trees, and some truly impressive rock formations. There
is even some Indian potholes for acorn grinding. The entire property is useable and easy to get to. This land is as good as it gets. The pictures don't do it full justice. Even though it is now autumn, we added a few seasonal photos to show just how gorgeous this property is.

As always, we talk about the negative features. The main thing is that this property is old, antique even. The buildings and fences are old. And old means there is always plenty to work on. The deeded easement road is dirt and gravel but in reasonably good shape. Only 3 properties use it and maintenance is shared.

This isn't a property for everyone but if you have a real desire for a family farm and good old-fashioned living, you won't find anything else like it. This property is truly a step back in time. Additionally, with the new popularity of vacation rentals, the owner has had good success in renting out the guest quarters, the Kit Custom trailer, and the even main home as a VRBO. All of the main improvements are in the northwest corner of the property and there is plenty of room to build a new residence that could have its own separate entrance.
