Description:

SOLD Looking for total seclusion? Here is an exceptionally well maintained 2009 manufactured home on 5 totally private acres in the upper Squaw Valley area at the 3,000 foot elevation.

The home sits in the center of the property and is accessed by an electric gated driveway. This is a beautiful hillside property with an excellent coverage of redbud trees (prettiest tree on the mountain), live oak, and buckeyes. The dense coverage of trees make this a property offering tremendous seclusion and privacy from the neighbors. You sit on your own private island insulated from the hectic pace of life where you can enjoy the vistas offered by the surrounding mountains and enjoy a lifestyle of serenity. The property doesn't have a lot of usable land but there is plenty of room for gardens or additional outbuildings. There are many other properties that offer more usable land but there are very few that can match this one for its natural privacy and seclusion.

The home is a 2009 Infinity. It has an open floor plan with 3 bedrooms and 2 baths and 1248 square feet of living area plus an 8'x24' covered front porch/patio and an attached 6'x8' utility room with a deep sink. The open living area features a modern kitchen with a central island, a separate dining area, and large living room with a pellet stove. The master has a nice bath with a corner soaker tub, separate shower, and dual lavs. All of the ceiling are vaulted. In addition to the added utility room, there is an indoor utility room that can be used for additional storage. Overall heating and cooling are provided by an HVAC forced air system. The well is an excellent 15gpm. The home has been extremely well maintained and is in excellent move-in condition. This property is at the 3,000 foot elevation and gets occasional winter snow and the roof was designed for a 30lb snow load. The exterior has Hardy board cement siding for excellent resistance to the elements and the ever present woodpeckers.

The home is sited on a large building pad with plenty of extra room. The sellers have a neat raised garden plus a family orchard of fruit trees. The views of the surrounding mountains are exceptional. To the east are the High Sierras with a great view of Big Baldy, to the north is McKenzie Ridge with Hwy 180 winding up to Kings Canyon National Park, and to the west is the San Joaquin Valley. In the winter you are treated to the awesome views of a ring of snow covered mountains and in the summer you can enjoy the cooler temperatures of the 3,000 foot elevation. It's a lifestyle to be envious of.

As always, I tell you about any negatives. The land has a dense coverage of trees so it doesn't have an abundance of extra usable land. However, that creates the extreme privacy that the property enjoys. You will get the occasional snow in winter (4-6 inches is not uncommon). But you also avoid the intense heat of the valley. Location is at the far eastern portion of Squaw Valley, so commute time to the valley is a bit longer than the norm but still less than hour.

There you have it, a gorgeous mountain get away with all of the modern conveniences and complete privacy and seclusion. Here is a place where you can enjoy the serenity of a mountain lifestyle far from the hectic pace of urban living. Showings are by appointment only with 24 hour notice.
